Flex Black are low cost duplexes with commercial spaces on the ground floor. The building is finished with insulated metal sandwich panels that have subtle openings created by metal blinds forming impermeable block when closed and a varying façade when opened.

The entrance to each unit is marked by an opaque door contrasting with the transparent commercial space. Each unit has an independent garage with direct access, creating a series of apartments that act as independent duplexes, reinforcing the privacy of each tenant.
